What is the difference between a manufactured home and a modular home?
Manufactured homes are built entirely in a climate-controlled factory on a permanent steel chassis and are built to the strict federal HUD building code. Modular homes are also built in a factory, but they are transported in sections, placed on a permanent traditional foundation, and are built to conform to local state, county, or city building codes.
How long does the process take from purchasing to moving in?
If you are purchasing a "stock" model currently sitting on our lot, the process—including site preparation, delivery, and setup—can take as little as 3 to 6 weeks depending on permits. For custom factory orders, timelines vary based on manufacturer backlogs, but typically range from 8 to 14 weeks from order date to delivery.
Can I customize the floor plan or interior finishes?
Absolutely! If you choose to custom order a home rather than buy off the lot, you can select from a wide variety of modifications. You can choose exterior sidings, roofing materials, cabinet styles, flooring options, paint colors, and appliance packages. Our housing consultants will guide you through all available options.
Do you offer financing options for mobile homes?
Yes, we work with several trusted national and local lenders who specialize in manufactured housing loans. We can assist you with chattel loans (financing the home only), land-in-lieu financing, and traditional FHA/VA loans if you are permanently attaching the home to land you already own.
Is delivery and setup included in the base price?
Our standard home pricing typically includes delivery within a specific radius of our dealership, as well as basic blocking, leveling, and tie-down setup. Variables like difficult rural terrain, long-distance transport, crane rentals, and extended utility hookups may incur additional site-prep costs, which we will quote for you upfront.
Do I need to own land before buying a mobile home?
Not necessarily! While many of our customers own private or rural land, we can also help coordinate placing your new home in one of the many beautiful manufactured home communities or mobile home parks in the Central Valley, where you simply lease the lot space.
What kind of warranty comes with a new manufactured home?
Every new home we sell comes with a standard 1-year comprehensive manufacturer's warranty. This covers structural defects, plumbing, electrical, and heating/cooling systems. Appliances are typically covered under their own individual brand warranties. Extended service warranties up to 5 or 10 years are also available for purchase.
Are modern manufactured homes energy efficient?
Yes, very! Modern manufactured homes are built with strict energy efficiency guidelines. Features like upgraded thermal wall insulation, dual-pane Low-E windows, programmable thermostats, and high-efficiency HVAC systems are either standard or easily added, resulting in excellent utility savings year-round.
