Refund and Returns Policy

1. Overview

At Webber Dream Homes LLC, we strive to ensure absolute clarity and satisfaction throughout your home-buying journey. Because mobile and manufactured homes are large, highly customized structural purchases, standard retail return policies do not apply. Please review our policies regarding deposits, cancellations, and warranties below.

2. Earnest Money & Deposits

When you begin the process of purchasing a home from us, an earnest money deposit is required to secure your contract and begin administrative processing.

• Grace Period: Deposits are fully refundable if you choose to cancel your purchase within 72 hours of signing the initial purchase agreement.
• After 72 Hours: Once the grace period has expired, deposits become non-refundable to cover administrative costs, site inspections, and processing fees incurred by our team.

3. Custom Factory Orders

Many of our homes are custom-ordered directly from the manufacturer to fit your specific design preferences and floor plan requirements.

• Once a custom order is finalized and submitted to the factory for production, the order cannot be cancelled.
• Attempting to cancel a home that has already entered the production phase will result in the forfeiture of your full deposit and may incur additional restocking fees from the manufacturer.

4. Delivery & Installation

Our team handles the delivery and set-up of your home with the utmost care. However, if delivery is refused by the buyer without valid structural or legal cause upon arrival at the site, the buyer will be held responsible for all transportation, labor, and return-transit fees.

5. Post-Delivery: Warranties vs. Returns

Due to the nature of real estate and manufactured housing, a home cannot be "returned" once it has been delivered, installed, and the final closing documents have been signed.

However, your peace of mind is protected. Any defects, cosmetic issues, or mechanical failures discovered after moving in are strictly handled through the Manufacturer's Warranty and our comprehensive Service Guarantee. We will work directly with you and the manufacturer to ensure any covered repairs are resolved promptly.
